Most builders will tell you what they do.
We'd rather explain how we
think.
The building industry has a trust problem. Homeowners have been burned by vague quotes, surprise extras, missed deadlines and poor communication. We know — we hear these stories every week from clients who come to us after bad experiences.
Hampstead Renovations was built to fix that. Every decision we've made — from our contract structure to our on-site processes — is designed to remove the uncertainty, the excuses and the stress from major building work.
We work exclusively across North West London — Hampstead, Belsize Park, Camden, St John's Wood, West Hampstead, Highgate, Primrose Hill and Swiss Cottage. We know the conservation areas, the planning officers, the party wall surveyors, and the specific challenges of building on Victorian, Edwardian and Georgian properties in this part of London.
We're not a national franchise. We're not a platform that subcontracts the work. We're a single, integrated design-and-build company with our own team of project managers, structural engineers, carpenters, bricklayers, electricians and plumbers. One team, one point of contact, from first survey to final clean.
Ross Alinari
Ross founded Hampstead Renovations with a straightforward idea: treat every project like it's your own home. Before starting the company, he spent over a decade working on residential projects across London — from single-room refurbishments to full multi-storey renovations.
What sets Ross apart is that he still visits every active site, every week. He's the person you'll speak to when you call. He signs off every quote. He's accountable for every programme. In an industry where the person who sells the job often disappears before the scaffolding goes up, Ross stays involved from start to finish.
"I got tired of hearing how badly people had been let down by builders. The on-time guarantee, the no-deposit policy, the fixed pricing — that's not marketing. That's how we actually run every project. If I wouldn't be happy with it in my own house, it doesn't leave site."
Savas Bulduk
As Construction Director, Savas provides the technical backbone of Hampstead Renovations. A Chartered Building Surveyor (MRICS) by trade, he bridges the gap between architectural vision and on-site reality.
While Ross focuses on the client experience and design intent, Savas ensures every structural calculation, damp-proofing detail and steel connection meets our exact standards. He manages our site teams daily, verifying that "hidden" quality matches the visible finish.
"True luxury isn't just about the surface finishes. It's about the engineering you don't see—the level floors, the perfect alignments, the solid foundations. That's what makes a home last."
Three promises that separate us
These aren't slogans. They're written into every contract. They cost us money if we fail — and that's the point.
No Deposit Required
You don't pay a penny before we start work. No deposit, no advance payment, no materials upfront. You pay monthly in arrears, based on work completed and signed off by you.
You also retain 5% of the contract value for 12 months after completion. During this retention period, we fix any snags at no charge.
Zero RiskOn-Time Guarantee
If we don't complete your project on the agreed date, you receive £5,000 cashback immediately — plus £500 for every additional week of delay. No excuses, no small print.
We can offer this because we programme meticulously, we order materials weeks in advance, and we don't overcommit.
Money-BackFixed-Price Contracts
The price we quote is the price you pay. Every item is specified in detail before work begins — materials, finishes, quantities. There are no provisional sums, no contingency clauses, no "we'll see when we open it up."
If we find something unexpected, we absorb the cost. That's our risk, not yours.
No Surprises"A company where you get value for your money while at the same time achieving excellent quality. Their work is carried out on time and within budget. We've worked with them on multiple projects and they never disappoint."Brian Ingham, DirectorGreen Evolution Limited
From first call to final handover
Every project follows the same clear process. No ambiguity, no grey areas.
Free Consultation & Site Visit
Ross visits your property, listens to what you want to achieve, assesses the site conditions, and gives honest, practical advice. You'll know within the first meeting whether your project is feasible, what it's likely to cost, and what the timeline looks like. No hard sell, no obligation.
Detailed Survey & Design
We bring in our surveyor and produce measured drawings. If you need architectural design or structural engineering, we arrange it through our in-house partners. If you already have drawings, we work from yours. Either way, we produce a fully detailed specification before quoting.
Fixed-Price Quotation
We present a detailed, line-by-line quotation with every element specified — no provisional sums. We walk you through the quote so you understand exactly what's included and why. If you want to adjust the spec, we re-price the same day.
Contract & Programme
We issue a JCT-based contract with the fixed price, the start date, the completion date and all three guarantees written in. You receive a week-by-week programme so you know what's happening and when. We order long-lead materials before the start date so nothing holds us up.
Build Phase
Your dedicated project manager runs the site day to day. Ross visits weekly. You receive photo updates and a progress report every Friday. You're welcome on site at any time. Monthly payments are based on completed work, signed off by you before invoicing.
Handover & Aftercare
Professional deep clean. Full snagging check (our own, before you do yours). All certificates issued: Building Control, electrical, gas, EPC. 5-year workmanship warranty. 12-month retention period. One phone call if anything needs attention.
