We start with structure. Remove walls that shouldn't be there. Add steel where it needs to go. Open up sightlines. Then we layer in everything else: new electrics, new plumbing, underfloor heating, insulation, acoustic separation, plastering, joinery, decoration. Every trade managed by our team. No subcontractor lottery.

Our architects, engineers and designers work from our Finchley Road showroom in NW3. You can walk in, see the tiles, touch the flooring, review paint samples, and sit down with the people who'll actually design and build your project. That's how we've worked since 2009, and it's why clients keep coming back.

This is what happens when we take a property back to the shell. Each phase is planned before we start — so there are no surprises, no scope creep, no "we didn't realise" moments.

Strip-Out & Structural Survey

Everything comes out: kitchens, bathrooms, flooring, ceilings, old electrics, old plumbing. Once the building is exposed, our structural engineer inspects every wall, beam and foundation. No guesswork — we know exactly what we're working with.

Structural Modifications

Steel beams installed. Load-bearing walls removed. Openings formed. Underpinning if the basement is being lowered. This is where the new layout comes to life — and where experience matters most.

First Fix: Electrics, Plumbing, Heating

Full rewire to 18th Edition. Complete replumb in copper and push-fit. Underfloor heating loops laid. Boiler and unvented cylinder positioned. Smart home cabling run to every room. This work is invisible once finished — but it defines how the house performs for 30 years.

Insulation, Boarding & Plastering

Walls and ceilings insulated, boarded and skimmed. Acoustic separation between floors. Cornicing reinstated or custom-matched for period properties. The rooms take shape.

Second Fix, Joinery & Fit-Out

Kitchens installed. Bathrooms tiled and fitted. Bespoke joinery — wardrobes, shelving, window seats, staircases. Flooring laid. Sockets, switches and lighting fitted. Decoration begins.

Decoration, Snagging & Handover

What does a full refurbishment cost?

These are realistic ranges for North West London based on recent projects. Every job is different — we'll give you a fixed price after surveying your property.

All prices exclude VAT. Fixed-price contracts include 10% contingency — unused contingency is not charged.

Common Questions

Things clients always ask us

How long does a full refurbishment take?

A typical full refurbishment of a 3-4 bedroom house takes 16–24 weeks. If you're adding a loft, extension or basement, expect 24–36 weeks. We provide a fixed programme before work starts and send weekly progress updates.

Can I live in the house during a refurbishment?

For a cosmetic or mid-range refurbishment, yes — we can work room by room. For a full strip-back, you'll need to move out. We can phase the work to minimise disruption and give you a realistic timeline for when you can move back in.

Do you handle planning permission and building control?

Yes. Our architects manage all planning applications and our team handles building control submissions, inspections and sign-offs. We have a 98% planning approval rate across Camden. Party wall agreements are arranged where needed.

What's included in your fixed price?

Everything in the specification: all labour, all materials, all trades, project management, skip hire, scaffolding. We include a 10% contingency for unknowns — if it's not used, it's not charged. Changes you request during the build are quoted separately before any work is done.

What insurance do you carry?

£10 million professional indemnity and public liability insurance through Aviva. Contract works insurance covers the project during construction. All documentation available on request.

Can I visit your showroom?

Absolutely. Our showroom at Unit 3, Palace Court, 250 Finchley Road, NW3 6DN is open Mon–Fri 9am–8pm and Saturday 9am–6pm. We have tiles, flooring, paint and sanitaryware samples. No appointment needed.
