Architecture & Design

Design that transforms how you live.

We don't just draw plans — we design the way light enters a room, where your family gathers in the evening, how a staircase feels as you ascend. Architecture is the art of shaping everyday life. And when you combine that art with a team who can actually build it — the result is something extraordinary.

Our Philosophy

Architecture should be felt, not just seen

Good design is invisible. You don't notice it — you just feel the room working. The light falls correctly. The proportions feel right. The kitchen flows into the garden without effort. That's what we aim for — spaces that feel inevitable, as though they could never have been any other way.

We are designers and builders. That dual perspective shapes everything we do. We don't draw beautiful concepts that cost twice the budget to construct. We design with buildability, programme and cost built into every decision — because we're the ones who have to deliver it. That accountability makes us better architects.

Design Services

What we design

From concept sketches to construction drawings — everything you need to transform your home, managed by one team.

Feasibility Studies

Before you commit, we assess what's possible. Planning constraints, structural limitations, budget reality. A clear-eyed appraisal of your options — so you invest in the right direction.

Concept Design

Spatial layouts, massing studies, and design narratives. We explore how your home could feel — how spaces flow, where natural light arrives, and how the architecture serves your daily life.

Planning Applications

Householder, full, and Listed Building Consent applications. We prepare all drawings, design statements, and supporting documents. Direct liaison with Conservation Officers and planners.

Technical Design

Building Regulations drawings, structural details, and construction specifications. Everything your project needs to be built correctly — coordinated with our structural engineer.

Interior Architecture

Spatial planning, kitchen and bathroom layouts, bespoke joinery design, lighting schemes, and material selections. The details that turn a renovation into a home.

3D Visualisation

Photorealistic 3D renders and walkthroughs so you can see and feel the design before construction begins. Material finishes, lighting conditions, and spatial proportions — visualised in detail.

Extensions & New Build

Adding space that feels like it was always there

An extension should feel effortless — not like something bolted onto the back of the house. We design extensions that read as part of the original architecture, whether that's a contemporary glass box on a Victorian terrace or a traditional brick addition to an Edwardian villa.

  • Rear extensions — opening the kitchen into the garden
  • Side-return infill — capturing dead space for living
  • Wraparound extensions — maximum volume, maximum light
  • Basement design — creating new floors underground
  • Loft conversions — dormer, mansard, and hip-to-gable
Interior architecture, bespoke kitchen and bathroom design
Interior Architecture

The details that make a house feel like yours

Interior architecture is where the design comes alive. It's the height of a shelf, the warmth of a timber, the way a drawer closes. We design bespoke joinery, select materials by hand, and specify lighting that changes how a room feels at different times of day.

  • Bespoke cabinetry — kitchens, wardrobes, media walls
  • Material palettes — stone, timber, metal, fabric
  • Lighting design — ambient, task, accent, architectural
  • Bathroom design — suites, tiling, brassware, finishes
  • Colour & texture — curated throughout the home
How We Work

From first conversation to construction

Every project follows this path — structured enough to be accountable, flexible enough to let great ideas emerge.

01

Listen

We visit your home, understand your ambitions, assess the site, and discuss budget honestly. No assumptions — just questions.

02

Design

Concept options, spatial studies, 3D visualisations. We explore possibilities you may not have considered — and refine until you love it.

03

Approve

Planning applications, Listed Building Consent, Building Regulations. We manage every submission and approval — you just sign.

04

Build

Construction drawings issued to our own build team. Same designer oversees the build. Design intent preserved from drawing board to finished home.

The Difference

Why design-build produces better results

No Translation Gap

When the designer is also the builder, nothing gets lost between the drawing and the wall. Every intention survives construction because the same mind controls both.

Honest Budgets

We know exactly what things cost to build because we build them every day. No beautiful drawings that turn out to cost twice what you expected.

Single Responsibility

No finger-pointing between architect and contractor. If something needs fixing, it's our problem — and we fix it. One team, one standard, one point of contact.

Speed

Design and pre-construction planning overlap. While planning applications are in progress, we're developing technical details. Projects start faster, finish sooner.

Site Intelligence

Our designers visit sites, open up walls, understand structure. They design from physical reality — not just from survey drawings that may miss what matters.

Cost Control

Design decisions are priced as they're made, not after. You always know where you stand — because design and costing run in parallel, not in sequence.

"What impressed me most was how Ross saw the potential in our home that we couldn't see ourselves. The way he opened up the ground floor, brought light into the hallway, and designed the kitchen around how we actually live — it transformed not just the house, but how we feel in it. Every decision was considered, and every detail was delivered exactly as drawn."

Design Process in Detail

What happens at each stage

Transparency at every step. You always know where your project is, what's happening next, and what it'll cost.

1. Site Visit & Brief

Ross visits your home to understand the existing building, your requirements, and your budget. We discuss ambitions, constraints, and timescales. Free and without obligation.

2. Measured Survey

Detailed measured survey of existing conditions. Floor plans, sections, elevations. This becomes the foundation for all design work that follows.

3. Concept Options

Two to three design options exploring different approaches to your brief. Floor plans, massing diagrams, and 3D views so you can compare and discuss. Indicative costs for each option.

4. Developed Design

Your preferred concept refined in detail. Material selections, joinery design, lighting layouts, kitchen and bathroom specifications. 3D renders of key spaces.

5. Planning & Consent

Full planning drawing set prepared and submitted. Heritage Statements for listed buildings. Pre-application advice and Conservation Officer meetings managed on your behalf.

6. Technical Design & Build

Construction-ready drawings and specifications issued. Structural engineering coordinated. Build programme agreed. Construction begins under the same design team's supervision.

Common Questions

Architecture & design FAQ

Do I need a separate architect?

Not necessarily. Our in-house design team handles everything from concept to construction drawings. For larger or more complex projects, we collaborate with external architects and manage the coordination. Either way, you have a single point of contact.

Can you work with my existing architect's drawings?

Absolutely. If you already have planning approval and architectural drawings, we can take over from the technical design stage and build to your architect's vision. We'll review the drawings, flag any buildability issues, and produce construction-ready specifications.

How long does the design process take?

Concept design typically takes 3–4 weeks. Planning applications add 8–12 weeks for a decision. Technical design runs in parallel. For a design-build project, we aim to be on site within 4–6 months of your first call — faster if planning isn't required.

What's included in 3D visualisation?

Photorealistic interior and exterior views showing your design with accurate materials, lighting, and proportions. We produce renders of key spaces — typically kitchen, living areas, and bathrooms — so you can make confident design decisions before construction begins.

Do you handle planning in conservation areas?

Yes — we have extensive experience in NW London's conservation areas, including Hampstead Village, Belsize Park, Hampstead Garden Suburb, and South Hampstead. We understand what each Conservation Officer will approve and design accordingly.

What if I only want design — not building?

That's fine. We offer standalone design packages from concept through to planning approval. Many clients start with design-only and later choose to have us build as well — but there's no obligation.

Let's design something extraordinary.
