Planning Applications

1. Site Visit & Brief
Ross visits your home to understand the existing building, your requirements, and your budget. We discuss ambitions, constraints, and timescales. Free and without obligation.
2. Measured Survey
Detailed measured survey of existing conditions. Floor plans, sections, elevations. This becomes the foundation for all design work that follows.
3. Concept Options
Two to three design options exploring different approaches to your brief. Floor plans, massing diagrams, and 3D views so you can compare and discuss. Indicative costs for each option.
4. Developed Design
Your preferred concept refined in detail. Material selections, joinery design, lighting layouts, kitchen and bathroom specifications. 3D renders of key spaces.
5. Planning & Consent
Full planning drawing set prepared and submitted. Heritage Statements for listed buildings. Pre-application advice and Conservation Officer meetings managed on your behalf.
6. Technical Design & Build
Construction-ready drawings and specifications issued. Structural engineering coordinated. Build programme agreed. Construction begins under the same design team's supervision.
Design service costs
Our design fees are competitive because they're part of a design-build service. When we also build the project, design fees are typically absorbed into the overall contract.

Not necessarily. Our in-house design team handles everything from concept to construction drawings. For larger or more complex projects, we collaborate with external architects and manage the coordination. Either way, you have a single point of contact.
Absolutely. If you already have planning approval and architectural drawings, we can take over from the technical design stage and build to your architect's vision. We'll review the drawings, flag any buildability issues, and produce construction-ready specifications.
Concept design typically takes 3–4 weeks. Planning applications add 8–12 weeks for a decision. Technical design runs in parallel. For a design-build project, we aim to be on site within 4–6 months of your first call — faster if planning isn't required.

That's fine. We offer standalone design packages from concept through to planning approval. Many clients start with design-only and later choose to have us build as well — but there's no obligation.
