Chapter I — The Problem

Every homeowner has a horror story about a builder

The quote that doubled halfway through. The builder who vanished for three weeks without explanation. The "just a few more days" that turned into months. The unfinished bathroom that stayed unfinished for four months because nobody would return a phone call.

We've heard these stories hundreds of times. From friends, from neighbours, from clients who came to us after someone else had walked away from their project. And for a long time, we just accepted that this was how the building industry worked.

Then we decided to stop accepting it.

The British construction industry has a systemic trust problem. A 2023 survey found that 63% of UK homeowners who had major work done experienced cost overruns, delays, or poor communication. Not because the work itself is impossible to deliver well — but because the incentives in most builder-client relationships are wrong from the start.

When a builder takes a large deposit upfront, there's less urgency to finish on time. When quotes are vague and specifications left open, surprises are inevitable. When the person who sells the job isn't the person who manages the build, accountability disappears.

Hampstead Renovations was founded to fix every one of those problems.

Ross Alinari

Ross has spent over fifteen years building, renovating and restoring homes across London — from basement underpins in Highgate to mansard loft conversions in Belsize Park. He's installed steels, he's laid foundations, he's supervised hundred-thousand-pound fit-outs. He knows what good looks like because he's done it himself.

But what frustrated him most wasn't the technical side. It was watching how the industry treated homeowners: vague quotes, poor communication, and zero accountability when things went wrong.

So he built a company around three commitments that most builders would never make: no deposit, fixed prices, and an on-time guarantee backed by real money. Not marketing slogans — contractual promises. Written into every agreement. Enforceable.

Ross still visits every active site, every week. He's the person you'll speak to when you call. He signs off every programme. If something isn't right, he's the one who fixes it.

As a Chartered Building Surveyor and Construction Director, Savas brings a level of technical rigour rare in residential construction. While Ross focuses on the vision and the client experience, Savas ensures the engineering, compliance, and execution meet the highest professional standards.

With a BSc (Hons) in Building Surveying and MRICS accreditation, Savas doesn't just look at a wall — he sees the structural loads, the damp proofing, and the thermal performance. He translates architectural dreams into buildable, compliant reality.

His role is critical: verifying every structural calculation, supervising complex engineering works, and ensuring that what is built isn't just beautiful on day one, but remains solid for decades. He is the technical backbone of Hampstead Renovations.

Chapter III — How We Got Here

The Journey

From first project to 100+

2009

The Beginning

Ross starts taking on renovation work independently across North London. Small kitchen refurbishments, bathroom installs, internal reconfigurations. Quickly builds a reputation for finishing on time and communicating clearly — two things clients say they'd never experienced before.

2012

Scaling Up

Demand grows through word of mouth. Ross brings on a permanent team: carpenters, bricklayers, electricians. Starts running multiple sites simultaneously. Focus sharpens on NW London — Hampstead, Belsize Park, St John's Wood, Swiss Cottage.

2015

Extensions & Structural Work

Takes on the first major extension project — a rear + side extension in Hampstead with a full basement dig. Brings in a dedicated structural engineer. The integrated design-and-build model starts to take shape.

2018

The Guarantees Are Born

After hearing yet another story from a client who'd been let down by a previous builder, Ross introduces the no-deposit policy, the on-time guarantee (£5,000 + £500/week), and fixed-price contracts. The rest of the team thinks he's mad. Within six months, enquiry rates triple.

2021

Hampstead Renovations Ltd

The business is formally incorporated. Office at Palace Court on Finchley Road. Full team of 20+ — project managers, structural engineers, carpenters, electricians, plumbers, decorators. £10M insurance. Federation of Master Builders membership.

2024

100+ projects & Counting

Over 100 completed projects across NW London. 4.9-star Google rating. Specialisms in loft conversions, rear extensions, mansard conversions, structural alterations, full refurbishments and heritage restorations. The guarantees have never been invoked.

Chapter IV — What We Believe

The four things we will never compromise on

1. You should never pay before we've earned it

We don't take deposits. We don't ask for materials upfront. You pay monthly, in arrears, for work that's been completed and signed off by you. If you're not happy with what's been done, you don't pay for it. It's that simple.

2. You should know the exact cost before work starts

Our quotes are fixed-price, line-by-line, with every material, finish and quantity specified. No provisional sums. No contingency clauses. If we find something unexpected behind a wall, we absorb the cost — that's our risk, not yours.

3. We should finish when we say we'll finish

If we don't complete on the agreed date, you get £5,000 cashback plus £500 for every additional week. This is written into the contract. We've never had to pay it — but the fact that we could is exactly why we plan so carefully.

4. You should always know what's happening

One point of contact. Weekly photo updates and progress reports every Friday. You're welcome on site any time. When you call, someone who can actually answer your question picks up. No gatekeepers, no voicemails that never get returned.

What Drives Us

Not just what we build — but how we build

Craftsmanship First

We keep our core trades in-house — carpentry, bricklaying, electrics, plumbing, plastering. When the person fitting your skirting board works for the same company as the person who designed the room, the standard is different.

Respect the Building

North West London is full of beautiful period properties. We don't fight against them — we work with them. Matching bricks, sympathetic details, conservation area compliance. Modern living inside, character preserved outside.

Clean Sites, Good Neighbours

We skip regularly, we contain dust, we keep noise to agreed hours, and we introduce ourselves to your neighbours before we start. You shouldn't have to apologise for building work.

Programme Everything

Every project gets a week-by-week programme. Materials are ordered before the start date. Trades are booked in advance. This is why we can offer the on-time guarantee — because we've removed the chaos that causes delays.

Own the Aftercare

You retain 5% of the contract value for 12 months after completion. During that time, we fix any snag at no cost. After that, our 5-year workmanship warranty still covers you. We don't disappear after handover.

Stay Local

We work within a tight geography — Hampstead, Belsize Park, Camden, Highgate, St John's Wood, and surrounding NW postcodes. This means faster response times, local knowledge, and relationships with the right surveyors and planning officers.
